从商铺到步行街,从SHOPPI N G M A L L 到生活方式中心――商业地产的嬗变(图)

  如果说2005年郑州、洛阳、开封的商铺开发够“火”的话,那么当我们的目光转向豫南城市群,也会被豫南中心城市漯河的商业地产所深深吸引。这里不但有大量的商业地产销售得如火如荼,更有一大批操盘高手云集于此,上演着一场中原罕见的商业地产“群英会”。
  漯河新天地位于漯河市最繁华的商业地段,从去年年底开始拆迁,现在已开工建设的170多亩的商业项目,是美盛房地产开发的漯河新天地――勤俭街商业步行街区,它的建设对于商贸中心的漯河来说,无疑是划时代的。
  城市步行街区对于城市发展有何意义,生活方式中心如何中国化,中央商业公园如何满足体验式消费需求,中原第一街对漯河商业有何意义,针对这些问题,来自我省商业、地产方面的专家和学者,共同研讨,为漯河商业地产献计献策。
  漯河兴于商
  漯河市人民政府副秘书长陈兴和:
  我从两个方面对漯河新天地作个汇报,一是从漯河发展的脉络来看此项目的意义;二是漯河市政府对此项目的优惠政策,及政府支持的一些情况。
  漯河在历史上是一个商城,19世纪时是一个码头,当时在我们黄河以北广大的中原地区,很多的物资交流就是依靠这个通道,靠沙河运到淮河。当时经济比较发达的大码头是在沙河和澧河交汇的地方。当时的漯河十分繁华,每当夜幕降临,更是一河灯火,两岸喧嚣。还有人做诗赞颂:“舟行此焉藻,估客南来多;江淮百货萃,此处星衣罗。”长江三角洲的茶叶及工业品等都是通过这个渠道运过来,到漯河后再向周边辐射。北到黄河以北焦作一带,南到南阳,形成一个物资集散地。
  漯河的兴起就是靠商业流通,后来形成了辐射全国的农业牲畜集散地,在当时漯河市有一整条街称为牛行街,是当时全国八大牲畜集散地之一。内外蒙古的牛马都拉到这儿来交易。一直延续到20世纪80年代后期。在当时这条街的税收占漯河总税收的百分之五十。
  另外就是漯河近期的发展定位。虽然城市的性质有些调整和变化,但商业物流中心的性质没有变。2000年确定的城市性质:国家重要的食品工业基地,豫中南地区交通枢纽和物流中心。城市发展的目标是豫中南地区中心城市。把漯河建设成为食品城、园林城、商贸城三城合一的多功能城市。目前食品工业的GDP占整个国内生产总值的百分之六十多。日被国家食品工业协会命名为第一家中国食品名城;中国园林城市这块牌2001年就已经拿到了,现在我们要追求的第三个目标就是要建商贸城。要建区域中心城市最重要的就是要复兴商业物流中心。漯河地势平坦,人口密度大,交通方便,上下高速公路只需要十来分钟的时间,要形成商贸中心是很有可能的。
  漯河新天地是我们漯河2000年城市目标确定以后2002年下半年启动的一个项目。我们想在漯河建一个比较有影响力的商业消费中心,对于这个项目不能光算经济账,还要看社会效益,所以我们在挂牌时就制定了一系列优惠政策。从把漯河建成区域中心城市的高度来策划规划这个项目,各方面都给予了重视,专门从各个政府部门抽调干部负责招商工作,相信有开发商的努力,政府的协助,以及各方的支持,漯河新天地这条“中原第一街”一定会高质量顺利地完成。
  从竞争中脱颖而出
  漯河市房管局原副局长马从宽:
  近年来,漯河市房地产发展迅速,大型住宅项目纷纷涌现,目前,漯河市人均住房面积达20.69平方米,高于全省平均水平。
  漯河的住宅项目在2005年逐渐放缓步伐,转入人们视线的是众多商业地产项目,漯河新天地就是其中的一个,它代表了漯河商业规划的最高水平。
  根据漯河市2020年发展规划,城区面积将达100平方公里,城区人口将达100万人,未来的商业需求很大。但不是说任何一个商业项目在漯河都能生存下去,这要看商业项目的操作手法和开发理念,以及项目所处的地段,漯河不缺老商业,但缺像漯河新天地这样能将各种功能集于一体的商业项目,我们对漯河新天地的“定制式开发”理念和先进的规划非常满意,希望漯河新天地能抓住机遇,运用先进的商业地产开发手段,把这个项目建设好、管理好、经营好。
  打造中原第一街
  漯河市美盛房地产开发有限公司总经理高重恒:
  漯河新天地堪称漯河市的“地王”,位于漯河市黄金商业走廊交通路与人民路交会处,占地171亩,呈“龙”形,去年12月28日被美盛公司以1.7亿元一举拍得。
  该地块属市中心最后一块黄金宝地,究竟如何开发我们深感责任重大,经过参观、调查,上百次研究讨论后,确定了“12345”工程。
  首先是“实现一个理想目标”,即把漯河新天地建成中原第一街,不惜重金选择了澳大利亚五合国际为建筑设计,法国翌德为景观设计,经过50余次易稿,才定下如今的方案。
  开发过程实行“两手抓”,即一手抓开发,一手抓经营,成立专门的商业管理公司,四管齐下,与商业管理机构、招商单位、物业管理公司以及国内国际一流品牌商家共同打造豫中南乃至中原人自己的财富新天地。
  实现“三个一”:把项目打造成漯河市的一张名片、一个大客厅、一面旗帜。
  漯河新天地的开发将达到“四个满意”,让市政府与市民满意,让市民买到物美价廉的物品;让投资者得到高额的回报;让主力店的经营者赚到钱;让股东满意。它成后将成为漯河市的“五大中心”,即时尚中心、消费中心、生活中心、商务中心、休闲娱乐中心,是一个集购物、休闲、餐饮、办公、酒店、居住、文化、旅游等十项功能于一体的“城市综合体”,实现一站式消费。
  “新天地”新模式开创漯河新商业
  河南省商业行业协会会长张慧玉:
  从上个世纪90年代初开始兴起的MALL就是一站式购物中心,大中城市都在建,而且建的数量很多,大多建在城市郊区,听说生存很困难,国家已出台限制了这种MALL的开发,这在目前的中国市场是非常有必要的。
  漯河新天地有些类似于现在世界最流行的“生活方式中心”,生活方式中心就是开放式的购物中心。现在这种生活方式中心在美国有106家。这种生活方式中心是以女士用品和女装为主,能占到12.5%。除了这些就是餐馆,主要是快餐,吃完就走。除了老百姓,还有白领等高消费人群在这里谈业务休闲等,是一个集购物、休闲、娱乐、健身等各种功能为一体的场所。
  但是漯河新天地又与美国的生活方式中心有所不同,它是中国式的生活方式中心这样的一个业态。这种业态在河南省是第一家,非常新,也非常有潜力。能够把这种业态引进到河南,说明开发商的思想观念是非常新的。
  我认为这个项目有五个方面的优势:第一,政府的支持。这个从丹尼斯的态度就可以看出,丹尼斯就是哪里政府支持我就到哪里开店。漯河市政府这一引导政策是非常开明有眼光的。第二,开发商的经营理念、开发策略以及这个设施的功能。第三,周边的环境。周边人口密集、交通便利,有非常优越的交通区位优势。第四,前景。漯河新天地目前刚刚建设,建成后将形成一个旺市,前景是非常好的。第五,巨大的人流。从这些方面,我认为前景是看好的。
  今年5月以来,许多房地产开发商转向了商业地产,商业地产发展迅速,全国上下商业物业供给总量增加。全国总体来说除了一些黄金地段租金居高不下外,商业物业的租金呈下降趋势,这样招商的难度就增大了。所以对于漯河新天地还没有招商的一部分,我有几个建议:第一,加大宣传力度,要让大家知道、了解这个项目。招商时要注意选择,把更多的机会留给那些知名品牌。第二,引进主力品牌。包括餐饮业,可以引进全国知名品牌,提高中原第一街的档次。第三,不要慌,等市区都搞好以后再一炮打响。一炮打响非常重要,在郑州,丹尼斯人民路店一炮打响,而汇龙城一炮没有打响就再也调整不过来了,消费者的购物心态怎么都扭转不过来。漯河有双汇这样大商业中的大龙头,现在建立中原商贸第一街,从而形成大生产、大流通,这是一种良性循环。
  这是一种全新的商业地产模式
  郑州希瑞营销管理咨询有限公司董事长何宏剑:
  漯河新天地项目是中原商业地产的先锋,是一种全新的商业地产模式。这种全新的商业公园的出现,是商业地产向多元化发展的必然,对广大经营者、市民和投资者而言,均是利好消息。
  据了解,目前漯河商业现状基本上还是典型的传统商业模式,在商业功能与业态模式上存在空缺,结构上也不太合理。主要以临街小商铺和小区分散式商业为主,商业设施落后陈旧,既缺乏大型购物中心、大型超市和复合型的区域综合商业中心,又没有品牌专卖集群商家、特色中餐、特色小吃和西式快餐,也缺少现代影剧院、健身中心、儿童游乐设施、上规模书店和情调吧类,而这些,都将随着漯河首座中央商业公园――漯河新天地的亮相而成为历史。
  漯河新天地是漯河未来的城市商业综合体。商业综合体首先是建筑综合体,那么什么是建筑综合体?建筑综合体是将城市中商业、办公、酒店、居住、展览、餐饮、会议、文娱、交通等城市生活空间的三项以上功能进行组合,并在各部分间建立一种相互依存、相互助益的能动关系,从而形成一个多功能、高效率,复杂而又统一的综合体。
  由于漯河新天地项目是一个建筑综合体,所招商户来自非常多的业种和业态,从而具备多层次的社会触点,因而其发展将会较好地把握社会需求变化的脉动。在漯河新天地运行良好的情况下,其各部分的发展潜力将会爆发出来,打破原有的格局,催生建筑综合体的扩大与增长。
  在这里,每种功能都有其特定的营业时间,漯河新天地将不同时间段的功能组织在一起,使其保持24小时的繁荣,提高了其使用效率。城市是一个有机体,其各个部分存在错综复杂的相互依存关系,建筑综合体为城市生活提供了一个交合的空间。居住、购物、办公、饮食以及消遣娱乐等各要素以一种新的空间秩序出现在这个交合空间中,并互相促进。
  商业零售为写字楼的办公人员提供了方便,节省了时间,提高了效率;而写字楼的办公人员的经常性消费又为零售店铺增加了赢利;写字楼为旅店带来了客源,旅店的设置为办公的客户提供了住所,旅店的客户也为零售和餐饮娱乐增加了赢利,商业零售的发达又为旅店带来了客源。
  需要注意的是,购物活动一般比较热闹,所以在一定程度上会对办公、居住、旅馆等功能单元产生干扰,但它们存在着相互吸引、相互依托的关系,众多功能的参与必然造成环境条件的复杂化,因此,漯河新天地项目的设计需要依据条理与非条理、秩序与非秩序间的相互作用而构成复杂的混沌空间对众多功能进行有机组织。
  什么是体验式营销?从目前来看,消费者的消费行为有以下变化趋势:消费者情感需求的比重在增加;大众化的标准产品日渐失势,对个性化产品和服务的需求越来越高;消费者已从注重产品本身转移到注重接受产品时的感受。现代人消费似乎不仅仅关注得到怎样的产品,而是更加关注在哪里,如何得到这一产品。或者说,现代人不再重视结果,而是重视过程。
  漯河新天地项目是一种“体验式”的商业新模式,它从消费心理需求出发,注重休闲购物氛围的营造,强调建筑、环境和人的三者协调,使消费者在购物中体验愉悦的生活。它还是一个凝聚财富、激情与希望的建筑综合体,是一个低密度、公园化的,集购物、休闲、娱乐、餐饮于一体的体验式消费中心。它提供给消费者的不仅仅是大型购物中心,而是一个体味高品质生活的场所。
  看准新天地握手丹尼斯
  丹尼斯总经理蔡英德:
  我从一个开发商、一个经营者的角度去看,商业主要重视四点:地段、交通、时机和规模。以前我没有负责这方面的工作,很少接触河南的开发商,直到半年前接手漯河新天地。我认为从地段、交通、时机、规模上来讲漯河都毫无问题,所以我们很高兴能合作,当时与开发商谈时,很容易就达成了协议。
  一个城市的精神代表可能是一个广场、一个公园或者是一个步行街。几年前我曾经到过上海,那里有个上海滩和中国第一路――南京路,事实上那些步行街是自然形成的,那个时候的南京路道路虽不很宽阔但是人流量非常大,可谓摩肩接踵,令人意想不到的繁华,如果你到了上海不去南京路走一趟,晚上不去上海滩逛逛就像到了北京不去王府井一样等于白去了。所以今天把漯河新天地定位为中央商业公园这是一个新的目标。
  我认为这个项目有很好的状态:第一,有政府的支持,政府的支持对于开发商来说非常重要,在河南一块好地可以卖到400万元甚至500万元一亩,但不好的地就没人要,这里就有一个政府支持的问题。第二,是一个非常开放的公园消费中心。漯河新天地有一个非常好的地段,作为市民不论我买不买东西都肯定要在这儿休息。像年纪大一些的人不会选择去商场逛,但要光是公园又显得单调,所以像这种中央商业公园是一种很好的商业业态。第三,是和媒体的联合。如果光靠商家的宣传显然力量是非常薄弱的,所以要依靠媒体的宣传,政府来打造。我们作为经营者,在漯河有这样一个政府支持的项目,姑且不论成本是多少,能够进入就是我们的荣幸,我们会把握好这个商机的。
  细分新天地容量没问题
  河南省商业研究所所长张进才:
  刚看到这个项目很是吃惊,这么大的一个商业项目在漯河如何开发?对于这个问题我想也是广大漯河市民共同关注的话题。当我仔细分析漯河新天地的市场定位、功能规划以及招商等后,才对这个商业项目有了更深刻的认识。
  首先它不是一个百货商场,不是一个购物中心,它是一个“城市综合体”,里面有商业、住宅、酒店、办公,其中住宅、酒店、商务公寓和其他配套建筑加起来有10万余平方米,剩下的商业面积也就10万平方米左右,再除去奥斯卡娱乐城的1万多平方米,剩下的纯购物面积在8万多平方米。在购物面积里面,义乌小商品城1.5万平方米,主要用于批发零售,与亚洲最大的小商品基地浙江义乌联手,其发展潜力巨大,应该不存在经营风险;丹尼斯1.5万平方米,主要为大卖场,凭着丹尼斯的品牌影响力和市场竞争力,其经营风险应该为零;另外就是金街、龙街2万平方米左右,从全国各地的“市中心商业街”经营来看,成活率100%,因此,金街、龙街的风险为零;剩下的就是银基?女人街、数码广场等主题步行街区,其定位准确,符合漯河的市场需求。
  另外一点,城市的商业面积不是平均分配的,最好的例子就是郑州的二七广场,那么多商业只有金博大、丹尼斯生存得较好。漯河新天地提出的“进化理论”、“替代理论”、“一个中心理论”是符合商业发展规律的,我相信消费者都是非常现实的,非常精明的,他们总喜欢到市中心最繁华的地方去消费购物,他们喜欢到购物环境好的地方消费,喜欢到功能多、商品丰富的地方进行消费,喜欢到便宜的地方进行消费。从这里可以看出,漯河新天地定位成“中央商业公园里的城市步行街”是很有市场竞争力的。
  城市步行街定位带来绝对竞争力

  商业街就是由众多商店、餐饮店、服务店共同组成,按照一定比例规律排列的商业繁华街道,是城市商业的缩影和精华,是一种多功能、多业种、多业态的商业综合体。中央商业街是近年来最具竞争力的商业开发项目,它是城市发展到一定程度的产物,如美国纽约的曼哈顿、日本东京的银座、法国的香榭丽舍大街等均被冠之中央商业街的称号。
  这里所说的“商业”不能做狭义的理解,而是泛指一个具有综合性功能的区域。它不仅涵盖了一半的零售业和服务业,并且包括金融、贸易、信息、展览、娱乐、写字楼、酒店及配套的商业文化、市政、交通服务等设施,是一个大商业的概念。
  商业街在中国的发展是根深蒂固的,这是由中国的特殊国情决定的。
  第一,中国轿车没国外发达,人们不会骑着自行车或搭公交车去郊区SHOPPI N G M A L L 购物。
  第二,中国人骨子里有一股浓烈的怀旧情结,中国的古都、古城、古镇很多,商业街都有几百年的历史,是民族文化的发源地,是新鲜的“清明上河图”,SHO P P I N G M A L L 虽然光鲜亮丽,但无法具有商业街的历史厚重感和传统文化的穿透力。
  第三,中国人天生爱热闹,每逢节假日城里人爱逛街,乡下人爱赶集,位于市区繁华地带,集购物、休闲、娱乐、餐饮、观光于一体的商业街必然成为本地人、外地人的最佳选择。
  第四,商业街不仅是承载人们购物的场所,也是城市的“名片”、“客厅”,是城市改造大局中的一枚棋子,而城市改造的背后则矗立着市长们提高城市竞争力的巨大决心,某种程度上反映着城市发展繁荣的程度,进而体现着一个城市的整体形象。
  漯河新天地定位成“中央商业公园里的城市步行街”,将旅游和地产结合起来,形成了“在公园里购物、在购物中休闲”的天然开放式消费场所,这样一个有多栋低层建筑组成的商业综合体构成了一个完美的商业巨舰,在漯河乃至整个豫南具有巨大的市场竞争力和辐射力。
  做好商业第一步是招好商
  河南省商业行业协会秘书长孙景昌:
  我谈两点,一是当前要抓好招商工作。谁来入驻“新天地”这个商业品牌很重要,它决定着商业的吸引力,有了吸引力就有辐射力,该项目的地段决定必须有这么一个商圈,招商成功该区域就可以成功。
  二是要做好宣传工作。目前,我国不少地方不是以市场造市场,而是人为造市场,漯河新天地要把两者结合起来,先是人为造市,而后扩大宣传,待市场成熟后,消费者自然会跟进,人气旺盛,以市场造市场,宣传工作很重要。
